Home Sellers

Hire a Professional, Nashville Realtor

If you want to sell your Nashville or Middle TN home fairly quickly, work with a Realtor who will get the job done. When you work with a qualified Realtor, your home will be listed on MLS (Multiple Listing Service). In addition, you get the benefit of an experienced negotiator who is familiar with real estate issues that may arise.

Price It Right

A house priced at just below market value heightens the interest of home buyers while overpricing chases them away. If your home is priced too high, home buyers may not even consider your listing. It is true that you can always drop the price. However, the first 30 days of your listing are the most critical. This is when interest is at its highest. It can be difficult to recapture the home buyers’ interest later on. The longer the property is on the market, the more difficult it will be to sell. Correctly pricing your home for sale is of utmost importance.

Get Your Home In Show-Condition

Get your home in tip-top shape before any potential home buyers view it. Remember, you only get one chance to make a first impression. Get rid of clutter. Touch up the paint where needed. Clean the carpet. Make any repairs that are obviously needed. Put yourself in the home buyers’ shoes and imagine what they would think when viewing your home. Be objective and brutally honest with yourself.

Show Good Curb Appeal

Don't overlook the outside of your property. You don't want a home buyer to eliminate your home based on its outside appearance. The lawn should be cut, bushes and shrubs trimmed and leaves raked. The front of the house should have a neat and clean appearance. Even the mailbox should be presentable and functional.

Offer Incentives

Offering incentives can sway potential home buyers to select your property over others. You may want to consider offering a carpet or paint allowance. If the buyer knows up front that there is an allowance for the worn carpet or paint, they may overlook those cosmetic flaws. You could pay for a professional home inspection, a home warranty or you may offer to pay some of the home buyer’s closing costs.

Home Buyers

IMPORTANT: Unless you personally have a Buyer’s Agent representing your interest, you should know that listing agents (the agents with their names on yard signs, new construction sites, new subdivisions, etc.) are representing the interest of the Home Seller or Home Builder. Having your own Nashville Realtor ensures that you have someone representing YOUR best interest.

How Much Does It Cost to Use a Buyer’s Agent/Realtor?

It does not cost you anything to have a Buyer’s Agent. If the property is listed, the Seller has already committed to the expense of paying for commissions. Because a Buyer’s Agent is familiar with and can analyze local market conditions, you can often save money on the purchase of your home by using an agent in the negotiations and throughout the transaction.

Will I Be Better Served By Using Several Buyer’s Agents/Realtors?

No. Think of your Realtor as you would your dentist or family physician. You only need one good Buyer’s Agent. Having several would be redundant and confusing for all. All Realtors have access to the same information. Work with an agent you feel comfortable with.

Can a Buyer’s Agent represent me for New Construction (new homes within subdivisions, new homes yet to be built, etc.)?

What about Open Houses? Yes, absolutely. Your Buyer’s Agent can represent you for any home that you are interested in buying.

Why use a Buyer’s Agent?

Experience - Buying or selling a home is often one of the biggest transactions a person makes, but one we don’t do very often. It is really helpful to have the hands-on guidance of someone who has been down the road before.

Knowledge & Resources - While not tied down to any one service provider, your Realtor is familiar with the various resources in our area. These resources include mortgage lenders, closing attorneys, home inspectors, home repair companies, credit bureaus, insurance companies, etc. He knows how to locate and guide you through the agencies that are involved in real estate transactions.

Access - As a member of the Multiple Listing Service, your Realtor has access to any property listed in Middle Tennessee. He can search for your property needs, set up the showings, help negotiate a contract, and see you through to a successful closing.
